New Investor from Marietta, GA--outside Atlanta

Hello! 

I've been doing residential real estate in and outside the city of Atlanta for the past 4 years.  While I do enjoy the work, my ultimate goal was always to get into investing.  I have been doing a very slow crawl (while I clean up past financial mistakes & save cash for future successes) to get into the investment side, but have been working to gather some priceless experience along the way.

We purchased our first home in 2005 and that became our very first rental in 2009! Looking back, I am thankful for the market downturn or we would have sold it!  What a mistake that would have been.  Right out the gate, we learned so much about property management and even had to evict our first tenant!  Not ideal but we desperately needed the crash course! 

We bought our second home in 2011 and are in the process of turning this one into a rental as well.  I will add that while neither was purchased with the knowledge and full analysis of being an income producing property, the area is strong enough to support the homes as such, and we will even be able to have a (very) small cash flow within the first year.  You can bet that purchases I make from here on out will definitely be going through a much different qualification process!

In 2016-17 I had the opportunity to take another family owned property in NY and completely rehab it into another rental.  That was the first time I had the opportunity to lead an entire project from bare-bones beginning to the very end.  That put an instant itch in me---I needed to do it again!  Personally, my goals are all about the stack; I absolutely love that concept!  I have always had a draw for multi-units and my very ambitious goal would be to have 40 within the first 5 years of investing!  The sky is the limit! 

So while I feel very lucky to have had a handful of  "safe" opportunities to take action and gain insight,  I know this in no way qualifies me as an investor.  However, in perfect timing,  my RE business has recently taken an unplanned (but very welcomed) turn as I have had 3 different investors approach me within the past month to assist on their investment search!  So I am here to BP, soaking up everything I possibly can from all of you true investors,  so I can provide the very best service not only for my own investments to come, but also for my present and future investing clients!
