Middlesex county north commercial leased space

Hello

I do not have much knowledge when it comes to pricing commercial leased space. I am trying to find comps for about 4000 SF of commercial leased spaced where an automotive diesel repair business operates. It is my understanding automotive repair requires a special permit in many towns to operate due to the nature of the business. I am not sure if this has something to do with the value of the leased space.

Anyways does anyone have any comps I could look at to get a price per square foot? 

When searching for comps, am i restricted to automotive repair only leased space or can I also look at other types of leased space similar to the building layout.

One final point. Are mezzanines included in the floor space or added to it?
