There are a lot of factors impacting the ranking of a property.

Note I have a different view for commercial MF where the market price is a function of the rent (I would be more willing to have vacancy if taking a reduced rent amount impacted the RE value).Good luck

What impact would the Refinance have in relation to the current financing you have on the property (i.e. increase, decrease, or neutral effect on cashflow)?

Arbitrage is fool's gold to people who don't really know all the aspects that can impact their rental business posted by @Shane C.

It might be worth it to keep saving (especially having a decent amount of reserves / emergency fund) because while anyone can bounce back from losing money, that doesn't lessen the huge impacts to your life as a result of a loss - especially if you have a family, debt, or dogs!
