I am currently in the process of getting a HELOC for 50% of the value which seems to be the max amount Texas laws allow for a single cash out loan (or so Ive been told!) 

There's emotion invested into this property already.Now I'm sure that should you proceed to get these two properties and were to raise the capital needed, everything would run just fine.

Try to find your niche early, although your investing habits will change and mature, defining your market early on will help you understand the processes in your market of choice.

How much money down are you paying on the property and if it's more than 20% can you share your thought process?

Hey everyone,        I am beginning to look into accumulating off-market deals in my marketplace, however after several sessions of "driving for dollars" I cannot help but think there is a better method to this niche process under the overall spectrum of RE investing.
