Help regarding Miami zoning rules
Hello all,
I'm looking at purchasing property (Duplex) which is on a 4,000 sq foot lot and zoned T6-8
According to Miami21 the minimum lot size for any sort of zoning always requires lot size being 5000 sq foot minimum.
Per T6-8 zoning density I should be able to have 4 units on this land and that would be my goal in the future.
But my question is will the min lot size requirement of 5000 sq ft ruin my chances at any expansion?
Even for the most basic of zoning, T3/single family, the lot size minimum always says 5000 sq ft.
I've tried emailing and calling the zoning department numerous times and they have never gotten back to me. I don't live in Miami any more or else I would drive there to speak to them myself.
Any suggestions or knowledge would be greatly appreciated!

Yes, you seem to be on the right track re the possible setbacks.
I have definitely considered, but nothing in the pipeline at this point.
