I wouldn't get hung up on that metric if you can find a property in an appreciating market that is at least cash-flow neutral.As a Realtor, I try to keep an eye out on forums and make connections with wholesalers to find off-market properties.

I believe Philadelphia is a great market to invest in, especially if you already have connections in the area.

I calculate that a quadplex would make my effective rent $350 below what I'm paying in rent today and when its fully rented it would bring in $700.It takes longer to get the quad but it has a positive effect on my saving rate versus treading water in the duplex which requires me to move to "make" money.

Make connections with nearby real estate brokers and investors to learn about the market.

If you're proceeding, it's probably best to connect to an agent who has sold the most houses recently in the area.

Im effectively tying up 25% equity but getting cash flow YoY wothkut really ever needing to own the asset.
