Where do I locate hard money lenders in the state of Arkansas or near by and would experience be a huge problem when it comes to creating the partnership?

Anybody have any experience running a small boutique hotel/motel? 

My son and I have been the construction side of 6 fix and flips now and have gained the experience and knowledge of hard money and private investors but we are really interested in seller financing. 

From my clients experience here is a list of "Buyer Beware" red flags with hiring anyone...- If they do not have About us on their website - In the about us page there is no name- When you Google their name there is no reference to them ever doing the services you are looking for- So I have mentioned this millions of time - you get what you pay for.

What has your experience been with the program?

I'm nervous because I've never had a business before and I still have a full-time job as a cloud solutions architect, which I'm really passionate about - so hopefully it won't be my golden handcuffs that may prevent me to thrive as an investor and  I'm excited because of all the benefits and freedoms being a business owner offers, one of which is to connect and collaborate with forums like this and people like all of you, where I can both learn from and hopefully share later as I develop more experience. :-)
