I don't expect it to happen over night but I'm not afraid to say desired goal.I plan on buying my first property in about 9-12 months.

So when I read EXIT strategy, I take the O.P. to mean it, they want out, not to trade up.The Living Trust is really not an exit as it is a tax strategy to wipe the CG into a step-up in basis for the beneficiary and the property must still be held (and operated, and likely the desire not to  operate any longer is a strong motivator for the question).

BP is a treasure trove of information and supportive members who have a genuine desire to support one another.

You have to make the case to the owner that your service will increase the desirability of the home.

It's not far from downtown and Brady Street, which are both highly desirable areas, but it's to the West of the river.

You can go as far as your heart desires.

This home is in a very desirable neighborhood and needed very little repairs.

Drive through East Memphis from Highland to Kirby through the Walnut Grove/White Station/Walnut Grove corridor, those are your good contractors and they have no desire to work in our space.I will obtaining a license to do work for other individuals next year as I realize the need for trustworthy individuals who will understand their are profits to be made in this space with good work, loyalty, honesty and transparency. 

I've made the decision to leap into Real Estate investing in October and so I'm desiring to create relationships with other Real Estate Professionals and building my active experience in the marketing is important to me as well so I'd appreciate any help the more seasoned professionals can give. 

On top of your career, REI and everything else does anyone else have these desires?
