I prefer to be proactive in this regard, and I use an LOC to have the cash available if/when needed...if I haven't sold  the property before I get hit.Proactive for me means I cover the following costs:1 - Roof - When I buy...if it looks like it will need replacing within a few years.

@Jarrod Deshields reach out to a local State Farm agent, or any agent you'd prefer, to go over your insurance needs. any good local agent can help you understand what type of protections you need. from my experience with State Farm, we don't care who you are renting to, just needs to be rented and not vacant long term.
