Mobile Homes in Utah

I'm thinking I would really like to start investing in Mobile Homes/Manufactured Homes in Utah preferably in the Ogden area (mostly because that's where I'll be living starting this summer).  Is there anyone here who has done it?  I'm looking to buy from motivated sellers at a discount for cash and then sell on seller financing at market rates.  I'm just beginning my research for this strategy so I would love to talk to someone who has done it.  Any tips?

@Zachary Jensen, we flipped a mobile home in Roy a couple months ago and it turned out great. The owner found us from one of our Facebook ads and we negotiated the purchase price down to $15k (it needed some love) and put about $16k (including meth remediation) into it - sold it for $71k (cash offer) in February. 

Not an expert in that niche at all, but I'd suggest driving for dollars in the various parks and then marketing specifically to the distressed mobile homes (postcards, texts, cold calling, etc).
