Just be creative.. tell the realtor what you need to make it a deal and what you will be able to pay him out of it.

Ensure you screen properly, take security deposits and get parental co-signers for anyone who doesn't have a strong rental history.

The lender wants to ensure that the title is clear to secure their position, so I can understand that but I thought title companies primarily look for liens against property.

I guess my first question would be, why are you set on using yellow letters if you can use more creative mail pieces to get a better response rate?  

I am not beyond being creative.

Ask the seller for all applications and leases and review the income for the girlfriend to ensure she meets your criteria by herself.

Ensure they have not placed a cap on the number of rentals in the building and if there is, make sure the current number of rentals are significantly below that figure.
