All the criminal activity in that neighborhood in the past 6 months consisted of larceny/burglary, with most of it not being on Ursula Avenue.  

Currently I teach a military course in which students consistently come through 300 days out of the year.

@Sudheer Bobba Can you share a little bit about what your closing and refinance costs consisted of?

I wouldn't add a driveway just for refi or even to sell.I am not sure the cost will justify the increase in valuation and I am pretty sure you won't getter significantly higher rent because of driveway.

The reason that I (and a lot of others) feel comfortable with increased competition within the tenant base is the expansion trajectory of the college.

My goals consist of starting out with Single family (already have my first deal picked out, and in negotiations) then quickly moving into Multifamily and then growing it from there.I do my research and I'm always expanding my knowledge, I don't do anything with out full commitment and I'm looking for the same from a partner.I've always had a way of finding deals in my life (eBay, Amazon, Facebook, Craigslist, etc. ) and I'm more motivated than ever to find them since being introduced to real estate investing. 

Might want to see if there is a cap to the increases.

Also, to make things more confusing, insurers have a base dwelling coverage, and an optional increase (of about 25%) that it can go up to..  

I was recently denied a credit line increase.I recently got an unsolicited credit line increase on a store card. 

I know increasing offer price helps of course.
