I also thought maybe I'd have him look at some language I want to add to the purchase agreement (such as asking for estoppel certificates for all tenants, asking for copies of all lease agreements, etc.).

As Ron points out, a lot of houses with "English basement units" are listed as single-family since they don't have a separate Certificate of Occupancy for the second unit.
