@Shawn RegnierSounds like you have done your research, and are planning on forming a legal corporation and making an S election for tax purposes.A reminder, remember to file your S election within applicable time limits (there is relief for late filing but reasonable cause is required), and also to pay out 'reasonable compensation'.California recognizes the federal S election so no separate state S election is required.Another note, reasonable comp is not plucked out of the air, or applied at a general percentage level, but determined according both your businesses and your facts and circumstances. 

Hey Bigger Pockets network, I am an investor / landlord in Central Texas and have noticed my biggest challenge is finding and coordinating quality vendors for jobs at my properties.

Maybe getting the pipes extended and adding baseboard or a new heating system in the attic and have central forced air from the ceilings. 

Depending on state laws,  I don't think it'd be your duty to air his dirty laundry, there is a public website in VA for that, I'm sure there is one in TX as well.

I'm in Fort Lee but am looking down in Central Jersey too for deals. 

Replace furnace filters every three months, and test your thermostat.You should replace the filters in your heating and air-conditioning units to make your systems are running well.

But if your budget lets you swing doing something on the edges of West Central near Kendall Yards, or Garland, etc that isn't super ritzy...
