I look at the cashflow after all the fixed expenses (Mortgage, Taxes, Insurance, HOA) I don't hire a PM so I don't have to account for a 10% expense.

Can someone run down a list of "what's included" and "what's not" when you're hiring a local PM?

Once you start thinking this way, you can vet and hire on someone that help you get started on flipping a home in CO. 

If you don't trust the vendor you hired with the code to the home then why did you hire the vendor in the first place?

I know we will need to hire for putting in a door, window and framing etc.
