The reason the market is so "bad" right now is that everyone focuses on appreciation.That's like driving a car by looking out the back window.

I have a company car.

You can get a brand new home with a 2 car garage in a nice development for about $135,000 maybe even less.

A friend of mine that makes $300,000 a year, works at home (no overhead), has awesome cars, trucks, bikes, 4,500sqft home with 3 bay garage, always vacationing, partying and he was always depressed.

The closing process is rather well organized.Finding properties that are truly good value might be tough if you can not jump in the car and kick the tires.

I would think that many repairs would have the car purchase model, where day 1 after the repair, it has a lower resale value.However, if you are mixing in rehabbing with the rental business, I think you have to be very careful about the types of rehab that is done.

This house I'm considering (short sale) has an unpermitted room: the single car carport was enclosed without a permit.

I hate my current job (computer programmer / web designer / small electronics engineer), and I hate working for my insane boss. ;) He enjoys construction (where he is currently working for someone else), and with his GC license we are thinking of possibly doing some fix and flips.I am a little more interested in doing some wholesaling, but at the moment I am open for ideas.

Better yet, get the audio of it and put it in the car.
