another question re unpermitted space

This house I'm considering (short sale) has an unpermitted room: the single car carport was enclosed without a permit. Now I have seen several to many listings that say something similar--unpermitted room, and indeed, many of the carports have been enclosed for living space.

I may be doing some exterior work, and expect to pull permits.
Will this unpermitted room cause me a problem?
