Unless certain aspects of the property won’t pass inspection I don’t see why the loan wouldn’t be approved due to unclean tenants.

I have decided this is going to be my focus at first and just get good at it before I give focus to other aspects.

From a business standpoint Philly has been growing and the college town aspect is growing as well so for me these are good indicators.I am looking to put down about like 20% since I will stay in my current home.

We finished our last rehab in Dec in Atlanta & are renting it long term; we are also working on a rehab property in Florida but we love the hands on aspect of rehabbing. 

I do have a lawyer and in process of eviction, however, it’s all on hold for now as you know.I come to learn , the hardest thing about dealing with a bad tenants and evection is mental (short of the financial aspect.
