With a house that big, I would say about 100-120k would get the job done unless you need to do major mechanical updates!

I'd like to take a part time job as a  onsite property manager. 

I have a very good relationship with them, and they have done a great job for me.

This may be a good consideration when searching for a condo, as contractors will give you a bid based on the difficulty of the work, as well as the requirements needed to get the job done.

I think you would have a very tough job convincing a judge that you are entitled to retroactively charge the early termination fee. 

If you have the job lined up already and pays a lot more, then makes sense.

Pro schools does a good job.. for  Real estate license  and GC...

But knowing how BP feels about mentors, I'm just going to sit back and eat popcorn and watch this  thread blow up.

Then you gotta make the call to move ahead or not.To answer the original question of negotiation, I tend to be agressive with my first offer, it is the job of a real estate agent or present all offers.
