Chasing a roof leak (flashing, cap, sealing blocks) cost me about $3k and still didn't fix the issue.  

This property had great upside to increase rents.Example 2: This is a 6-unit that is currently for sale and it is only a few blocks from the building I have in escrow.

While I understand this is a tough time for all, would like to hear advice about what to do when tenants are not responding and have even blocked all communication with property manager.

It seems in these areas you would want turnover so you can get mkt rents however is your original tenant able to just sublet to someone else which would block this possibility from you locking you into these lower rates.

We found a great property which is 3 blocks away from a major highway, close to industrial businesses/shopping center and minutes away from downtown area.

If I can find the deals next year I'll buy more. 1.7% deals on one group and 1.4% deals on the nicest group in a solid 'B' area that have likely already appreciated 10k per unit based on comps within 2 blocks. 

Do not get locked into 'analysis paralysis' as that seems to be a stumbling block for many new investors, especially in the 'information age' that we are currently living in.Let me know if you have any specific questions!
