What is the biggest thing you have learned thus far?

Not having complete control of the property is one of the biggest negatives I can see.

This is my biggest deal yet, my others have been under $60K and when I had enough income from work to cover them if I had to.

I guess my biggest question is....Do I spend more now on a nicer Duplex/Fourplex?

My biggest thing is not wasting my time, I was pretty set on a 4-Plex here in the Bowling Green area but the numbers just seem to work out a little better there in Columbus.

So our biggest issue will be money to buy the property.  

If this were one of my places I would hire the biggest roll off (40 yard here) and then hire a crew to fill it.

For those of you that have read the book, what was your the biggest take away?

The biggest expense was the front porch that needed to be rebuilt but, the roof was still in good shape, ad separate utilities and all the boilers and water heaters were newer, and the cabinets in kitchen on all three floors were in good shape.

Most of my time is spent on property research when we have available cash, and talking to my investors (Trying to get set up to crowdfund when the SEC changes the rules).Our absolute biggest hurdle is the refinance aspect.
