There's programs that allow seller carry backs (for example up to 90% CLTV).

For what it's worth, I've been in exactly your position with a tenant of mine in a Holly Springs PUD back many years ago.

My main focus is really to reduce the number of closings (due to fees) and to pay the family member back for helping cover some previous work.

Since my garage is built on the property line, I am not changing anything about the size so I don't have to set it back 4 feet from the other property.  

They have high loan amounts and a very long draw period and long pay back period.

Consider if a modified schedule would work (like Tue-Thurs in the new town), or if you could drive there and back Mon morn and Fri afternoon...not for long term, but just long enough to keep the occupancy a few months longer.

Do not focus on cash flow first in Philly or you will end up in a C-/D+.You HAVE to work with an agent who has been in Philly for a long time to have success and who owns properties there.
