@Corby Goade i deff understand a home equity loan and line of credit and would actually RATHER do then then the cash out refinance because sooner or later the Pmi will go away and my monthly payment will drop And I will keep my 3.75 rate but I will be paying more money with the holc because it’s still at a higher intrest rate then the cash out refinance 

I've heard about people creating Property Management businesses and billing their properties for service... which seams easier but I know that subjects me to self employment tax (but does open up other possibilities of self employed 401ks and such).

The FED actually said yesterday that rates will remain elevated through 2023 and that they will evaluate cutting rate hikes in the start of 2024.

I try and look for property's with the same characteristics as my subject home by trying to look for property's with the same bedroom and bathroom count but I feel like it's hard to find good comps or enough comps to actually get a good evaluation If anyone does anything different I would love to hear your feed back.
