You don't have that issue... so you are in a good spot.The money you would pay a wholesaler as their fee.... you could use to get a website set up and do some facebook marketing.

One is to send them something directing them to your website where, if you have done a good job, they will convert.

I'm not seeing anything about this on the IRS website, however.

As far as advice: you're off to a good start by finding this website.

Their website, communication, and online portals are usually garbage, and when I have 40 documents to submit each closing, it drives me up a wall to send 100 emails back and forth.

I'm looking for recommendations for a background/credit check website for tenant screenings, where I would be the one to pay for it, so it can be free to the tenants.
