I was kind of drowning in the information and the Section 8 housing department was not so co-operative! 

When I look at the PPM and Operating agreements its gets difficult to understand and know what to look for.

I would diversify into a few successful operators who have been doing this for a long time.

@Erik PedIf you use a lender like TD or similar which operates on both side of the 49th it won’t be too hard.

First, we have an entity for operations and short-term holds (less than one year).

I’m a licensed real estate agent operating in central Maryland.

In a state like California, you may be wise to operate on a month-to-month lease so problem tenants can be removed easier.
