I am definitely committed to real estate investing now as a part time thing to start, with much bigger aspirations. 

My thinking is that if it is a good deal if I'm not living in it, then I'll be paying a minimal amount to live there compared to buying a single-family or renting an apartment.

You have single family rentals (SFR), small multi-families (2-4 Units), and apartment complexes.

Checking out this one 29 unit apartment building now and spoke with the current PM who mentioned that:Most tenants are on government assistanceBuilding is old but condition is fairGreat cash flow. 

It also has an apartment building that comes with it. 

Those houses will rent for maybe 2,500--$3K == NO CASH FLOW.Oh, you'd better check the c/o (Certificate of Occupancy) on this building--very seldom are basement apartments legal in Queens.

I think in some states you are required to provide appropriate accommodation if the apartment is unlivable, but unless she was in a Class A apartment, Marriott seems like a luxury.
