One of my dreams with real estate (after I have more deals to cover the costs) would be to do something along the lines of buy some land, put up a bunch of tiny homes, and rent out at/below cost to help people like homeless veterans get back on their feet. 

Multifamily housing exists in very tiny amounts in our area so it is a very competitive area of the market, even compared to our generally competitive market.  

I am currently trying to figure out what to run vacancy rates at but understand that this will be extremely case by case as well as it will take time to feel out the market.

I have been extremely intrigued with real estate and if everything goes right I'll be an agent the same week I turn eighteen with Berkshire Hathaway.

Dave was quick, honest, and extremely thorough.. picked up right where the other guy left off. 

It is extremely difficult to do the BRRRR strategy with turn key providers.But if you find the right team (e.g. realtor, contractor etc) in a stable market, you could potentially implement this strategy. 

Well, maybe not "break", but it can turn what should/could be a semi-passive investment into something that's extremely active.

This current unit, had an extreme chain smoker tenant plus her 3 friends that were always there..at time we purchase it.

Evaluating a title - I have had issues with some titles that have dubious entries and I have taken help of title company that I worked with in the past but they are extremely busy most of the time.

While not extremely robust or specifically meant for real estate I use Trello.com every single day for my corporate marketing job and love it.
