Also stop listening to rumours Real estate companies make money when you are successful and you usually work on teams to build business This is another valuable  tool for you because you would learn the entire process of contracts,laws etc and network with other like minded people ,plus you can even make a few bucks on the side

or if you do not live in the area, what do you believe is the best strategy for finding and building a great team. 

What are your thoughts about this deal if you don't mind looking at it:Looking for advice on offer/max price.Also looking for what I missed in calculations.First the hard part:This property is in rural TN in a town of about 20k population.Current owner has been renting to local college for basketball players/coaches (both boys and girls teams have used it).

I do however need an investor friendly realtor and contractor on my team to help me with comps and repair estimates to help me determine my offer.  

Would love to build a network of Lowell area folks and build my team asap.

Now we later caught on and simply said we can double close, they still insisted on prolonging the contract because they would be out of town, stories just weren't making sense, it's a team of two, and they lie.

I wouldn't suggest anyone follow his lead without a solid and trustworthy team in Detroit.My understanding is that holding costs are also incredibly high.
