Keep in mind you will have two types of tenants, those that allow their dog to destroy your property in which case a deposit will never cover the repairs and those that have little additional ware and tear.

Interest rates would be high since I recall one broker in Ottawa mentioned 15% down with 4.5% rate wont be an issue even if you have 0 income.

banks wont' usually make loans to your LLC if your just starting out.. so you may want to do a TIC and then a buy sell ... do you have the credit and income to REFI that seems to be the critical component here.so set it up as TIC  do a refi  then envoke your buy sell agreement.. very simple
