Cozy is good,but you can't beat the universal ease of sorting it out through the banks.

My questions are1- Does anyone have any brokerage firms they know who are investor friendly for low volume deals, preferably no monthly fees and access to technology (MLS,Docusign etc). 2- Does anyone have experience with virtual brokers (as these seem to be the best option so far). eXp or virtual realty group or some others you may suggest?

I live in an area with a lot of refineries so I've been renting the house and apartment out weekly furnished and have had virtually no vacancies over the past 2 years.

@Geordy Rostad you could potentially get a virtual assistant from upworks or elsewhere to do this for you.

For those local here, it is evident that the university students are on the rise each year, with all new buildings and facilities opening around the area related to the campus.

And yes in the day where you can type any question into a computer and get back university level answers changes everything possible, agreed. 

But if you are getting even LESS interest with lowering the rent then could be 1) too low and people think it's a scam (generally only if the place is too nice for that price) 2) timing, people tend to look at the end of the month not the 1st 3) seasonality - schools out for summer for example in University Heights
