The inside has a modern look, but that color is very dated.

I wouldn’t actually mind her leaving early except there are some walls she needs to paint back to the original colors and it’s going to need a deep clean.

Professional not meaning that you have to pay high dollars but should have someone with a good decorating eye walk thru the listing and add accent pieces to give color and flair to the space.  

Add any other color as you see necessary. 

Five different paint colors, shoddy cosmetic repairs here and there, 3 different flooring types and old as hell.

@Mark Hughes brings up a good point too - the cost of the roof is *generally* depreciated like the life of the building, 27.5 years for residential...if i understand correctly that means if you spend $k on a roof replacement this tax year, you start a new depreciation schedule for the next 27.5 years.
