Especially for a new investor who won't be investing in their own backyard, I would STRONGLY recommend that you stick to the B-range properties, as C/D props (though they often have very enticing price tags) are much higher risk due to Section 8 (housing authority) red tape and to the simple fact that lower-income tenants are often one bad day, one sick kid, one flat tire, away from missing rent.

I even had same guy on his property give me a manufactured, mobile home for free if I agreed to fix it up..he would get lot rent etc plus he got tired of looking at it..alittle more cash flow for me . was a win win.
