What I try to teach my kids & friends about what I have learned over the last 20+ years is to prioritize education & cash flow. 

Furthermore, you will be baptised by fire for housing non-A-Class tenants that will quickly teach you landlord headaches on an exponential timeline.

Offer to pay him for his estimating time because he will need to teach you the why's, potentials, and beware of these items.

In addition to taking advantage of all the resources provided by BP, attending local meet ups, connecting with a Real estate agent, and speaking with banks and/or hard money lenders can teach you so much.
