Getting a lease option now could serve the dual purpose of providing you time to graduate and  subsequently qualify and allowing you to see which direction the market goes prior to committing to the purchase.

From my small sample set, I see commercial banks requiring multimember LLCs have principal members over X% financial ownership interest sign the personal commitments.

This is likely something you can do on your own, but you have to be very astute and cross every T, dot every I, and know the law well - these slimy 'tenant' advocacy firms will exploit even your tiniest error.
