We do use a property manager for some that are too far right now for us to deal with, but they take almost as much time and effort as the ones that I self-manage, so I'll take those over when I have the time to build the proper systems there and have time to screen the tenants myself.If I found secure investments that could substitute for the income from our rentals without the hassle of dealing with tenants, I would consider it, but it's difficult in this low-rate environment.

They both make pizza but one has older parts needing constant work and might not cook as many pizzas in an hour.You would need to show a depreciation schedule to the owner for the age of the equipment today versus when it was new and assign a value to it considering it is in working order.If the seller is going to charge you new equipment pricing for old stuff just go buy your own.

That said, if your LLC has substantial annual active income, the LLC treated as an S-corp may save you some money on the payroll taxes versus the partnership LLC.

I've dealt with the inspector once before when he filled in for the neighboring cities inspector on my rehab project - he was easy to deal with.I'd need to talk about taking a management fee when the property is rented out to make up for my time/systems and dealing with the taxes.I only live about 10 mins if that from the development so it wouldnt be a big deal to check in or hop over and work when I could.

I could establish security measures for these homes such as alarm systems and upgraded windows and doors to minimize burglary and offer tenants more peace of mind.

As far as the lease, use what you like and add or subtract whatever you don't but still make it yours to fit your management processes/systems etc..
