There is a cost to maintain the LLC as well.

Your Solo 401k investments will be maintained separately from your own investments.

Leveraging your money (20% down but controlling 100% of the asset) will get you there much faster and the risk is pretty low if you follow some basic rules (know how to calculate cash flow, buy smart, maintain a reserve, have strong policies and procedures in place for renters, know your laws, etc.)

What you can do is to maintain a professional relationship and act like a friend once-in-a-while, since property is your business.

Can't remember where I came up with mine but no way would I fork over $2000 for a lease.I'd suggest studying the landlord/tenant laws for Georgia. 

Yes we maintain our flipping company in a separate entity as our buy and hold properties.
