advice on raising capitol for the first time

Hello everyone! 

Hope everyone is doing well! Just wanted to reach out here and ask for some advice. I was just given permission by a key sponsor (my mentor) of a larger apartment deal to raise capitol to get a % of the GP and I have a very limited personal network. Other than involving close friends and family, how would, say, a veteran or more experienced investor go about raising capitol. This deal is bang on the money, value-add asset in Houston and the capitol raise needed is 6 million. 

This is very exciting but also overwhelming and somewhat intimidating. Any ideas or recommendations on how to tackle this as a newbie?
