Hello Pete Cupial I have a contact whom is a GC based here in Dallas but he travels all over Texas to do any kind of jobs whether it is commercial or residential, from roofing to interior work such as walls amd floors, etc. im pretty sure you will get a very good deal as he just started his own company so Im sure he's trying to build up his clientele.

It is built on a concrete slab, has concrete block walls, and a flat concrete roof.  

The roof is brand new.  

This type of inspection is geared more toward finding large ticket items like roof, attic, structural, system wide problems like aluminum wiring.

The price seems a little steep in my opinion, however, I am not really experienced in valuing apartments like this and that's why I am here asking for assistance.

Also if you are going to go buy and hold try to get more doors under one roof.  

I decided not to gut it and make it like new, but, just make it Rental Ready with all repairs and termite tent and ten year roof with Central AC, paint and clean and Sell it for $60K less than the one that they gutted next door.

You are probably looking to get all the maintenance under one roof but 12 unit properties are pretty rare here on the SouthCoast.

Appraised at $225,000 we bought it for $198,000  needed a roof, and updating.
