Congrats on getting started in real estate investing so young, you are already far ahead of your peers and that gap will probably grow very quickly as you start investing.

I have "a guy" at the assessors office and he has really helped me stay ahead in the game in my area as I always have the inside scoop before it actually hits the public sites.

after a heading, having margins top, bottom and sides, have a signature line for both parties, then an assignment below that, you might get 5 or 6 sentences for the agreements.All any contract does is it gets the parties to a point where they perform, I've had one paragraph types with legal descriptions attached just to give to a closing agent as they must have one, we were both motivated to do the deal so a contract was nothing but a formality for settlement.

Just go ahead and do yourself a favor and become a Realtor if you plan on doing any MLS deals at all.

We use Lowe's in part for location, but the 'MyLowe's' tracks product, brand, ect. and also allows you to order ahead so we can pick our order on the way instead of waiting or wandering around the store for something.

Very few people put much effort into creating wealth.I woul add that you don't have to work crazy hours to get ahead.

If you're that concerned, let's draw up a performance bond... oh, and by the way, I'll expect you to escrow the entire contract amount with a third party ahead of time.

The reason for my post (sorry, finally getting to it) is I wanted to ask ahead of time what should I do/say if they aren't happy with the cleaning and demand new carpet or want to terminate the lease? 

I want to get a head start in real estate but I don't exactly have a nice big income.

@Dennis Hughes   I think you are getting ahead of yourself with the thought of running title searches on all the properties.
