I doubt people with kids will want to house hack with you, so unless you have kids, skip the school portion.

As noted, to get a tax deed (at least in OR), they've skipped on taxes for 3 years.  

My understanding is that deal machine/prop stream are better used for generating lists (as opposed to skip tracing and direct mail) since they are more expensive.

Best way is to use Propstream (great investor tool) you can pull foreclosure lists from any where and they have a skip trace service to get the numbers, much cheaper than buying recycled lists!

Skip the duct cleaning as that doesnt get you closer to the root issue which is heat and cool performance for both floors.

I suggest you look under the google search of "private flood insurance" or "Lloyds of London flood insurance", I would skip the ads.
