We moved here in 2006 and never heard anyone or had problems.  2016 we had a lot of break ins and a shooting on the same street a half block up.

Unfortunately, the flood insurance amount may be enough to kill the deal :(I was thinking if we could get seller financing, we may not need the flood insurance, but if there indeed is history of flood, may be shooting ourselves in the foot.

I would not shoot for anything with major issues but outdated, needs cleaned, small touchups, landscaping are all things that can be done easily.
