Also, a huge crack down on STR regulations has shifted zone desirability and value.

If the tenant came in with a dryer that hadn't been cleaned out either and all the lint got a chance to shift while moving a big ball probably got pushed into the vent and blocked the path so everything was over heating. 

There has been a huge shift in markets with COVID and some lenders no longer exists.

But as rates do increase and the market shifts just a bit, I'll have to imagine there will be the return of creative financing.

As/if those items shift, so would our market.

I've found a good amount of success so far this year utilizing the MLS and my personal seller/wholesaler network but have been looking for new lead sources especially as our market has shifted so drastically in the past few months.
