@Brian GarrettI would say light value add.The buildings are good quality and have been well-maintained so there are not many major issues to address.

You need to know the strategy that the client wants to I use, what their parameters are, how to source good quality deals, etc.

Of course it depends on the quality of the VA, just like any employee, but I'm curious to other investors overall experience with VA's, on whether it has been a positive experience or not.
