For those of you who flip in cold weather areas, I'm wondering if you strategize around the winter months.It's been my experience when buying/selling primary residences that the winter months tend to have lower inventories and less buyers.  

All of my previous investments have been financed as primary residences, because I lived in them first and then moved and rented.  

My primary goal at the moment is to become an Agent in Los Angeles in order to gain access to the MLS and begin learning more about the market.  

It was flagged by the underwriter, and ultimately went to the compliance people who required us to restructure it as owner occupied and re-underwrite as a primary residence.

Is it OK to add this part in addendum.REPAIRS AND MAINTENANCE: Tenant agrees to maintain the lawn, repair and/or replace any and all facilities related to the premises, to provide ordinary and customary preventive maintenance, and to maintain the building in good to excellent condition throughout the Term of this Agreement.

Will your settlement cover all the costs associated with the rental so your existing income will be allocated only to your primary residence and personal expenses?

Criminal History Records are the primary concern.

I own my primary residence, and I'm working towards saving up for a down payment on a duplex/triplex to rent out.

PARKING: There are two off-street parking spaces on the premises, one for each of the 3BR units.
