Just because thats what people will pay that doesn't mean its the best idea and cheap money and investment size hedging bets (i.e a safe place for cash) are creating a lot of the downward pressure on cap rates.

Heads up that you'll get a whack of keyword notifications everyday, but I just skim through and click on what I want instead of feeling a pressure to read them all.

I think the broker is putting pressure on the seller, telling him all contracts have to go through them etc.

Very high emotional pressure to sign up for their $35k program that will take you a whole year just to get through the schooling process before you even get through your first deal.
