Granted I have come across several contradicting positions as well.  

My business partner and I designed our own cards, printed them out and wrote handwritten notes to everyone that has positively influenced us and contributed to our success!

In few years, I want to head a little further into the country.As far as development, the neighboring property values will have a large impact on the value of developing the property.

I am more concerned with putting myself in a position to continue to expand my portfolio.

But that usually takes time to get to that position.

If you look hard enough, and have been continually learning, you will see the solution to the problem is almost always in the problem...hidden in plain sight.3 - ...and this is the big one, don't hang around with negative people...only hang around with positive people. 

I want to try and find a position at a real estate private equity firm, but I’m open to any positions.

What would one recommend investing in a Major downtown, metropolitan area, like downtown LA or SD for generating positive cash flow?

It will have no tax impact- you're taxed on the net income, not cash collected.
