The funny part is that Denver-proper has become so popular and costs have gone up so much in the last 5 years that what you're describing has already taken place and the suburbs are seeing similar increases, at least in the more desirable areas.

The owner is valuing the park at a high commercial price, but my buyer is purchasing to use as a mobile home park initially, with the intent to eventually use it for his own business (his warehouse is a few blocks from this property, along the same street), or to resell it to a major retail business and capture that profit himself.  

On the other hand, I just purchase my second investment property (2 bedrooms and a bathroom) on December 30, 2017 and this house is right across the street from my other property (3 bedrooms and two full baths).

The HOA for the park is $560 a month, the average rent on the same street is $1258 a month.

There's duplex up the street from me I want so bad I can taste it!

The street is nice and clean and there was one 5 doors down that rented for 1175 same size and floor plan etc.  

My specific area is in a higher end part of the state and the prices are just outrageous, due to its location and popular summer rental demands.
