A website and legit reviews on Google   Actual truck(s) with their company name and phone painted on it   Not Bob’s Handyman on a magnetic sign attached to a truck falling apart A company which does the repairs first, sends and invoice and gets paid afterwards For years I tried to use handimen and in the end it cost me a ton of money from crappy work to missed appointments etc etc Keep in mind these people will be booked a few weeks to a month so I make myself be patient.

If the exiting  tenants don't care and they are dirty you will need to wait to move out clean it and be patient with applicants not to take the 1st one that needs a place immediately because they could be a bad applicant that was evicted and is homeless and living with family.
