First Tenant Turnover Experience

Hello BP,

I’m experiencing my first tenant turnover and I’m excited about the process. I purchased both properties with tenants so this is my first time screening and getting the apartment ready for new tenants.

The process is going well except I have having a very difficult time finding someone to come do tenants Turnover repairs. I’ve had people give excuses and completely flake. This is frustrating because I’m 10

Days in with no work done on the property.

The repairs needed to be done are:

Reseal Fascia

Clean gutters - 2 Story Home

Turnover repairs - including but not limited to replacing bath tub faucet

Drywall install - remove panel ceiling, replace with drywall

The property is in Pittsburgh, PA. If anyone knows of a reliable handyman they can spare please help this newbie out.

My suggestion, if you haven’t already, contact a full fledged repair company 

One with a license and insurance.   A website and legit reviews on Google   Actual truck(s) with their company name and phone painted on it   Not Bob’s Handyman on a magnetic sign attached to a truck falling apart 

A company which does the repairs first, sends and invoice and gets paid afterwards 

For years I tried to use handimen and in the end it cost me a ton of money from crappy work to missed appointments etc etc 

Keep in mind these people will be booked a few weeks to a month so I make myself be patient.  And also make appointments far in advance of a tenants moving out
