Everybody seems to be gravitating towards to Milwaukee's northwest side for rehabs; they tend to be ranches that can be bought cheap, easy to rehab, and sold affordably to first time home buyers (think $100-115K.)As for the website, it's basically an out of the box template that I customized and slightly reconfigured; I'm glad you like it.

As for the deed restriction, while it's part of the addendum, you need to check a box and fill in the parameters (price, time period) to make it an inclusive part of the contract.

So I was thinking of keeping the cabinet boxes(unless they are really in bad shape) and replace only doors and drawers with updated designs or fix'em nicely with new hinges and nobs and paint them all with WHITE colors so they would look nicely even, and with the money that I save, I would install nice granite counter tops.I'm just trying to find ways to save money on all the little parts of rehab.. is this too complicated to do for time and labor and would not pay off at the end for these priced homes?

I don't see a problem other than the tenant mysteriously vanishing with your TV, receiver and modem equipment in the middle of the night.
